Our process is designed around one principle: you should always know what's happening and what comes next. Every stage has clear deliverables, and every commitment is confirmed in writing before we proceed.
Step 01
Consultation
We listen first. Then we advise.
A no-pressure conversation about your block, your budget, and what you want to achieve. We assess the feasibility of your project honestly - including the things that might not be possible, or that might cost more than you expect. No fluff, no overselling.
What you receive
- Clear advice on what's genuinely possible on your block and budget
- An honest comparison of your options (build vs. rebuild vs. renovate where relevant)
- Next steps - no commitment required

Nothing is committed at this stage. The consultation is free and obligation-free.
Step 02
Design & Planning
Your home takes shape - on paper first.
We develop a custom design around your block's orientation, your lifestyle, and your brief. You're involved throughout - this isn't a design we hand you to approve, it's one we build with you. We also handle council requirements, planning overlays, and engineering inputs at this stage.
What you receive
- Detailed architectural drawings and floor plans
- Full inclusions list with material and fixture specification
- Build timeline with clear milestones
- Fixed-price build contract
Confirmed in writing
Scope, inclusions, price, and timeline - all confirmed in writing and signed off by both parties before a sod is turned.
Step 03
Preparation
Permits, approvals, and site readiness.
We manage the permit and approval process so you don't have to. For knockdown rebuilds, this stage includes demolition - safe, clean, and coordinated by us. For new builds on vacant land, it includes site preparation and service connections.
What you receive
- Building permit approval
- Confirmed construction start date
- Site preparation completion confirmation
- For rebuilds: demolition completion sign-off
Confirmed in writing
Build start date and any pre-construction variations confirmed in writing before works commence.
Step 04
Construction
Built to spec. Kept on schedule.
Construction begins to the agreed specification and timeline. You have a single point of contact throughout - the same person you spoke to at consultation. We provide regular progress updates and site access at agreed milestones.
What you receive
- Regular progress reports (cadence agreed at project start)
- Site access at frame, lock-up, and pre-handover milestones
- Written documentation of any agreed variations
Confirmed in writing
Any variations are confirmed in writing with agreed cost and timeline impact before being actioned. Nothing changes without your sign-off.
Step 05
Handover & Beyond
Keys, documentation, and ongoing support.
A thorough handover walkthrough covering every room and every system. We walk you through the home, explain how everything works, and address any defects before you move in. You receive a complete handover package and the warranty period begins.
What you receive
- Signed handover certificate
- Full documentation package (warranties, compliance certificates, manuals)
- Defect period support
- Access to our sister brand for window furnishings and soft furnishings
Confirmed in writing
The warranty period is confirmed at handover. We remain reachable after the keys are handed over - our relationship doesn't end here.
After handover
Finishing touches, sorted.
